What Can Our Property Management Offer to You?

  • Collecting monthly rental payments in a timely manner.

Tenant Credit Check & Renting History:

Every potential tenant’s (over the age of eighteen) credit will be checked. Tenants will be required to give their last four years of residential history. Their previous landlords (if applicable) will be contacted for rental verification.

Tenants are required to give at least two references, complete a pet screening application (if pets are approved), as well as provide employment information. Tenant’s employment and salary will be verified. We screen for debt to income ratio, criminal, credit, eviction, and rental history on everyone over the age of eighteen that will be living in the home.


Semi-Annual Home Reviews:

Reviews will be performed and uploaded to your owner’s portal for review. Reports will include any recommendations as to what repairs or changes should be made to the property if any. If there are repairs or damages discovered during the process of the review, pictures will be taken and emailed to the homeowner with recommendations.


Evictions and Ejections:

Rent is due on the first of the month and is considered late after the 5th. If the tenant has not contacted our company by the 6th of the month, a letter will be mailed to the tenant stating that they have until the 10th to make restitution for rent, plus late fees. We follow up with phone calls, emails, and texts daily until we have a resolution. We keep our owners updated on the collection process. If the tenant does not comply, Grifaldo Properties will begin eviction proceedings on your behalf and represent you in court


Advertising and Marketing:

Grifaldo Properties will market your property to the best of our abilities to get you a tenant in place in the most timely manner possible. In the current market, having heavy online advertising is key. Our website feeds to 25 other well-known websites. It is our goal to photograph your home in the best light. We use a professional-grade camera and lighting when needed. We also include 360 virtual tours when available.

“For Rent” signs will be placed in your yard. We market your rental property as if it were “For Sale” with interior and exterior pictures as well.

It is our goal to find and keep reputable tenants in your property and keep you updated about the condition of your home as much as possible.
